In these terms, "KOVO", "we", "us" or "our" refer to KOVO Real Estate L.L.C., and "you" or "the user" to any person accessing the Website.

2. Purpose and acceptance

These terms govern access to the Website and the use of its content. By browsing it you accept these terms. If you do not agree with them, please do not use the Website.

3. Who we are and what we do

KOVO is a real estate brokerage established and operating in Dubai. Our activity consists of analysing opportunities in the Dubai real estate market and assisting our clients, as intermediaries, in finding, selecting and acquiring properties.

KOVO is not the developer or owner of the properties it presents, unless expressly stated otherwise.

4. Informative nature of the content

The Website's content (including articles, Insights, KOVO Brief, the KOVO Map, area and opportunity pages and any market analysis) is general and informative in nature.

It does not constitute personalised legal, tax, financial or investment advice, nor a binding offer or a recommendation to buy. Before making a decision, we recommend that you obtain independent professional advice appropriate to your particular situation, especially on tax, legal, immigration and financing matters.

References to UAE residency, visas or other administrative procedures are for guidance only: their requirements are set by the competent authorities and may change.

5. Properties and opportunities shown

The properties and opportunities shown on the Website are for information purposes:

• Showing a property does not guarantee its availability. Units may be sold, reserved or withdrawn from the market at any time.
• Prices, units, areas, payment plans, handover dates, images, renders, floor plans and specifications often come from the developer or third parties and may change. They must always be verified before any reservation or purchase.
• Images and renders may be illustrative and may not exactly reflect the final result, finishes or surroundings.
• Unless otherwise stated, areas are expressed in square feet (sq ft) with an approximate conversion to square metres, which may differ slightly due to rounding.

6. Return estimates

Where the Website shows estimates of return, rental income, capital appreciation or performance, they are based on data, assumptions and sources available at the time they were prepared. They are indicative and do not guarantee future results. Actual results may differ and may be lower, depending on market conditions, the property, its management and other factors.

7. Investment decisions and purchase transactions

Investment decisions are solely the client's, who should assess them in light of their own circumstances, objectives and risk tolerance.

The purchase of any property is subject to the relevant contractual documentation (including, where applicable, brokerage agreements and contracts with the developer or seller), to the developer's terms and rules, and to the requirements and procedures of the competent authorities, such as the Dubai Land Department and the Real Estate Regulatory Agency (RERA). Nothing on the Website replaces that documentation.

KOVO is not responsible for changes, delays or failures attributable to developers, sellers, financial institutions, authorities or other third parties beyond its control, without prejudice to the obligations KOVO undertakes towards its client in the applicable contractual documentation.

8. Reviews

The client reviews shown on the Website relate to the previous professional stage of KOVO's founder at Inmobiliaria Playamar Élite (Spain) and are identified as such. They are not reviews of services provided by KOVO.

9. Intellectual and industrial property

The KOVO brand, its logo, the Website's design, its texts, analyses, photographs, videos, the KOVO Map and other proprietary materials are owned by KOVO or used with due authorisation, and are protected by applicable intellectual and industrial property laws.

You may view and share the content for personal, non-commercial use, citing the source. You may not reproduce, distribute, modify or use it for commercial purposes without KOVO's prior written permission.

Images, renders, floor plans, project names, logos and trademarks of developers and third parties belong to their respective owners and are shown for information purposes. Their presence on the Website does not imply any transfer of rights or, unless stated, any sponsorship or association.

10. Use of the Website

You agree to use the Website lawfully and not to:

• enter false data, or third-party data without their authorisation, in the forms;
• damage, overload or attempt to gain unauthorised access to the Website, its systems or the management area;
• extract its content in bulk or by automated means.

11. Links to third-party sites

The Website may include links to third-party sites or services (for example, WhatsApp or sources cited in the content). KOVO does not control those sites and is not responsible for their content or policies.

These terms are governed by the laws of the Emirate of Dubai and, where applicable, the federal laws of the United Arab Emirates. Any dispute relating to the Website shall be submitted to the competent courts of Dubai.

This is without prejudice to any rights you may have as a consumer under the mandatory laws of your country of residence.

We may update these terms. The current version will always be the one published on this page, with its last updated date.

These terms are published in Spanish and English. In the event of any discrepancy between the two versions, the English version shall prevail, unless mandatory applicable law provides otherwise.
