This policy explains which cookies are used by kovodubai.com (the "Website"), operated by KOVO Real Estate L.L.C. (Office 1310, Ontario Tower, Business Bay, Dubai, United Arab Emirates · marian@kovodubai.com), and how you can manage them.

2. How we manage your consent

The first time you visit the Website we show you a notice with three options: Accept, Reject and Configure. Under "Configure" you can switch each category on or off separately:

• Necessary: required for the Website to work. Always active; they do not require consent.
• Analytics: measurement of Website use in order to improve it.
• Marketing: measurement of advertising campaigns.

Analytics and marketing cookies remain switched off until you accept them. If you reject them, the Website works normally and only necessary cookies are used.

You can change your choice at any time using the "Cookie settings" link in the footer. Your choice is kept for 180 days; after that we will ask you again.

3. Cookies currently used by the Website

As of the last updated date of this policy, the Website uses first-party cookies and storage, set by KOVO, and, only if you accept them, third-party cookies from Google for analytics. Fonts, images and videos are served from our own server.

Necessary cookies

• kovo_consent · First-party · Stores your cookie preferences (necessary, analytics and marketing), the date of your choice and the version of the consent system. Duration: 180 days.
• kovo_locale · First-party · Remembers the language (Spanish or English) you choose in the language switcher. Only set if you change language. Duration: 12 months.
• payload-token · First-party · Keeps authorised KOVO users signed in to the private content management area. Not set for Website visitors. Duration: that of the sign-in session.

Necessary session storage

Stored only in your browser and deleted automatically when you close the tab or browser:

• kovo_analyse_v1 · First-party · Keeps your answers while you complete "Analyse my investment", so you do not lose them if you reload the page. Deleted when you submit the form.

Analytics

Only used if you accept the analytics category:

• kovo_utm · First-party · Browser session storage · Remembers the website or campaign (UTM parameters) you came from. Only used if you submit a form, together with your request, so that we know through which channel you found us. Not shared with third parties. Deleted when you close the tab or browser, and also if you reject or withdraw analytics consent.

• Google Analytics 4 · Third party: Google (Google Ireland Limited and Google LLC), acting as KOVO's service provider · Statistical measurement of how the Website is used, to improve it: pages visited, enquiries sent, WhatsApp clicks, device and browser type, and approximate location (country and city). We do not send your name, email or phone number to Google. Google uses your IP address only to derive the approximate location and does not store it. Cookies: _ga (random identifier that distinguishes visitors; 2 years from your last visit) and _ga_4SG7KS8WV4 (keeps the state of the visit; 2 years from your last visit).

Google Analytics is only loaded after you accept the analytics category. If you later withdraw consent via "Cookie settings", it stops receiving information and we delete its cookies from your browser. Any international transfers of this data are explained in the Privacy Policy.

Marketing

The Website currently has no marketing tool installed and sets no cookies in this category, even if you have accepted it. The option in the settings panel is ready for when such a tool is added.

4. Updates to this policy

If we add analytics, advertising or other technologies in the future, we will update this inventory before activating them, stating the name of each cookie, its provider, purpose and duration. Non-necessary cookies will continue to require your prior consent, and you will be able to change your preferences at any time from "Cookie settings".

5. How to block or delete cookies in your browser

In addition to the Website's settings panel, you can block or delete cookies in your browser settings. If you block necessary cookies, some Website features may not work properly (for example, the cookie notice may be shown again on every visit).
