Off-plan seafront villas, with hotel projects planned
Buyer / investor profile
High-net-worth buyers with a long-term outlook seeking waterfront property at an early stage of development

What the area is

Nakheel’s second Palm, off the Jebel Ali coast, relaunched as a waterfront residential destination featuring seafront villas and planned hotels. It is under construction: Nakheel expects the first villa handovers from late 2026; properties are sold off-plan, and the surrounding community has yet to take shape.

Infrastructure and connectivity

Access from Sheikh Zayed Road; close to Jebel Ali and Al Maktoum airport, with Dubai Marina to the north.

KOVO VIEW

An early-stage waterfront proposition where buyers are investing in the development vision rather than an established neighbourhood. It may suit investors comfortable with construction and delivery risk and a long-term horizon; it is not suitable for those who need to occupy or rent out a property soon.

Strengths

  • Villas with water frontage on the island’s fronds
  • A developer experienced in artificial islands (Nakheel)
  • A project conceived as a new residential and leisure destination

What to watch

  • Delivery timelines and actual construction progress
  • Off-plan payment schedules and the terms of each contract
  • Services, access and community life still to be built
