- Off-plan apartments and townhouses, with some villas
- Buyer / investor profile
- Long-term investors anticipating the future growth of southern Dubai
What the area is
Dubai South is a planned district around Al Maktoum International Airport; Expo City Dubai, next to it, is a separate development with its own authority and master plan. Much of Dubai South’s land is still under construction or yet to be developed.
Infrastructure and connectivity
Linked to the expansion of Al Maktoum International Airport (new terminal approved in 2024; the Dubai Government expects the first phase within about 10 years), to neighbouring Expo City Dubai and to the Metro Red Line to Expo.
KOVO VIEW
An investment in future development rather than established demand. It may suit patient investors looking to diversify; less suitable for buyers who need to move in or rent out immediately with a full range of services nearby.
Strengths
- Growth strategy linked to major airport infrastructure
- New residential developments within a master-planned district
- A more accessible entry price than in established neighbourhoods
What to watch
- Actual pace of the airport expansion
- Volume of new housing supply to be delivered in the coming years
- Services and neighbourhood life still taking shape
